3 Lot Subdivision in Raglan

The application is to create a 3 lot subdivision plus a Local Purpose Reserve (Esplanade) to be vested in Council. The existing house will be contained within the proposed Lot 2 (925m2 net). There are sizable platforms (12mx17m) for Lots 1 and 3. 

Only a short portion of the ROW will be 5m in legal width along the house in Pt Lot 5 Deed 639, this ROW was approved earlier by Council; it was constrained by the location of existing house. However a passing bay is proposed at the highest point of the ROW where visibility and line of sight is clear in both directions.
