The site is large enough to comfortably accommodate the ancillary unit, including outdoor space requirements without resulting in a cramped appearance. The single storey building height also maintains a sense of space that is typical within the immediate area. Infringements relating to building setback and maximum ancillary unit size will be indiscernible when viewed from public places and neighbouring properties given the ancillary unit will occupy an existing building.
