New Service Station

The proposal is to establish a Service Station with a café/takeaway and industrial service units:

Construction of a 4.5m high canopy to the soffit and 5.5m to parapet over a forecourt (25mx9m) having an area of 225m². The forecourt will comprise three pump islands for dispensing fuel. Delivery of fuels at the site will be between 0700hr to 2000hr Monday to Saturday, excluding public holidays.
The proposed layout provides parking for 34 cars, including two accessible so easily exceeds the PDP requirement by 12 spaces. One parking bay is also set aside for motorcycles which would accommodate two or three motorcycles, depending on the size of the machines and how they are parked. Given that there is a surplus of 12 parking spaces, it can be reasonably assumed that there will always be space available to park three motorcycles even if not all the designated space.

Temporary Dorm

This new building is temporary while the existing dorm buildings are being renovated, thus no increase in number of resident students. On the site there are 272 boarders located within buildings. The School is one of New Zealand’s leading independent day and boarding secondary schools for Year 9-13 boys and Year 11-13 girls.

Community Centre & Place of Worship (Mosque)

The site is situated within the Industrial Zone and the entire site is subject an Amenity Protection Overlay. The two lots have a combined land area of 3036m². The site is located on the southern side of Bandon Street approximately 70 metres to the west of the intersection between Greenwood Street and Bandon Street. At present Bandon Street is classified as a local road and Greenwood Street is classified as Major Arterial Road. The site has a site frontage of approximately 39 metres on Bandon Street.
