Proposal to establish and operate a childcare centre within an existing building in Mangere. The proposal will provide for a capacity of up to 50 children and after 2 years maybe up to 180 children at any one time together with 25 full time staff. The childcare centre is proposed for the southern part of the site, while the northern part of the site will continue to be used for tourist accommodation.

The childcare centre is designed to ensure that the streescape is maintained and that any adverse effects upon its surrounding business and residential environment can be avoided, remedied or mitigated by the imposed conditions of the resource consent.

The proposal was to convert the upper floor (673m2) into offices, thus the total office floor area will be 778m2 (673+existing office 105m2). The parking area has been modified.

This application concerned seeks resource consent for a Discretionary Activity land use consent under the Operative Matamata-Piako District Plan ("the Pian"); the predominant planning document to be considered in assessing this application.

The Applicant is seeking to convert the existing building (474m² GFA) into a supermarket. The only external alterations proposed are the removal of a canopy at the rear of the building to provide a loading space and the extension of the roof at the southern corner of the building to create a shelter for pedestrians and square off the roof. The Applicant has confirmed that this area will not be used for storage or the parking of vehicles.
