The Project
The challenge was not just getting 22 lots approved - it was making sure the developer could actually afford to build them. We designed a staged release strategy that generated revenue from Stage 1 sales before a cent was spent on Stage 4 infrastructure.
The Challenge
You want to maximise yield in a Medium Density Residential Zone 2, but council rules on vehicle crossing separation are threatening to kill several of your most valuable lots. And even if you get the consent you want, the infrastructure costs are front-loaded - meaning you could be sitting on a fully consented but financially unviable development, waiting for money that has not come in yet.
The Solution
We delivered a commercially driven RMA strategy focused on cash flow and density - not just compliance. On staging, we structured the subdivision into 4 sequential stages allowing the client to settle Stage 1 titles and bank that revenue before committing capital to later infrastructure. On yield, we mounted a successful defence of non-compliant vehicle crossings that did not meet standard separation rules - by proving to council that the layout was safe, we prevented the loss of several lots worth significant money. On traffic, we pre-empted council safety concerns by proposing specific calming measures on Starr Road - speed humps and channelised sections - so council received a proactive solution rather than an unresolved problem.
