Fee-Simple & Unit Title Subdivision
The proposal is to create 12 PUs and also 14 AUs for proposed Lot 1 as per the provision provided in the District Plan and based on the Land Use consent granted by Council.
The common wall of the units will be fire-rated as required under the Building Act. The proposal complies with all the requirements of the Plan.
This unit title subdivision of the units is based on the approved land use consent.
Despite it’s restricted discretionary nature, the proposed subdivision will demonstrate that it can comply with all the performance standards for fee-simple and unit title subdivisions.
