The subject property is located in the Business Zone at the south-eastern end of the Matamata Township on the northern corner of Broadway (State Highway 24)/ Vosper Street intersection. There is an existing 424m2 building on the site which was previously used as a Place of Assembly (restaurant). The site is surrounded by Business zoned sites to the north-west and south-west, and Residential zoned sites to the north and east. Matamata Primary School (Designation No.146) and the Matamata Domain (Public Reserve) are located to the south of the site on the opposite side of Broadway. Other business activities within localized environment include Broadway Motel, Matamata Marine, Mead Auto Trimmers and Upholstery Ltd, Carwash Centre and Oasis Dairy.

Vehicle access to the site is currently provided via three existing vehicle crossings. The existing crossing to Broadway (SH 24) is double width vehicle crossing shared with the adjoining Broadway Motel. Of the two crossings to Vosper Street, the crossing closest to Broadway is wide enough for one way exit/entry only, with the second crossing being of sufficient width to provide two way access.
