Rural Dwelling

The proposed development consists of the construction of a single storey dwelling and is located at SH3 approximately 700m due south of the Hamilton Airport. The property will have the benefit of utilising an existing formed access drive, which services an existing house and roadside farm shop.

The proposal involves the formation of an access drive, the construction of a single storey weatherboard dwelling with deck, the placement of a water tank and the construction of a septic dispersal field. No vegetation will be removed from the site during the development with earthworks limited to the excavation of the driveway.

The dwelling will be set back from the eastern boundary by approximately 100m and 22m from the southern boundaries and will consist of a single storey dwelling of approximately 111m2. The dwelling will be of standard construction utilising coloursteel roofing with James Hardie weatherboards and powder coated aluminium windows. A large deck will be constructed on the northern side of the dwelling, which will be approximately 600mm above the existing ground level.

The construction of driveway will extend from the current gravel access and require approximately 150mm of excavation prior to installing the driveway surface. The installation of the septic dispersal field will require trenching, which will be back filled and levelled on completion. The proposed water tank will be located on a gravel base and be free standing and approximately 2.3m above ground.
